Must Ask Questions Before Renting a Property in US

The number of people renting an apartment or a smaller house has increased than ever before, especially due to the economy slow down. Based on my personal experience of renting apartments in US and experiences of family and friends here I am sharing the questions you should definitely ask before you rent a property:

-Special Renting deals: Do not assume that the real estate manager is offering you the best deal possible. Always be aware of the deals available. Search in various reputed rental websites like www.rent.com or www.apartments.com. Make sure you have the name, phone number and address of your friend who happens to live there. You might need it to get a referral discount. During non-peak seasons apartments rent are considerably reduced. Usually you get these deals id you furnish the details in your first visit.

- Lease termination and renewal or Sub letting policy: Make sure you are aware of the options you have to terminate the lease before the actual expiry date if a need arises. Some properties do not allow sub letting, you are responsible for the rent of the rest of the duration. Make sure the property you rent meets your requirements.

- Rent: Make sure you know the actual amount you will be paying for living in the property. Sometimes one assumes it includes everything. Water, Waste Disposal, Pets, Parking, Guest Parking, Heat during winter month, pest control, maintenance charges, locked out charges, laundry rates, Gas, Electricity, delay in paying rent are some of the most common extra charges. Do not forget to ask before renting the property.

-Snow removal and yard cleaning: If you are renting an apartment, most likely it will be taken care of but if you are renting an independent house make sure you know what is the state law for this. Do not assume the landlord will take care of it if he has not told you about this.

- Quiet Times: Many apartments where more elderly people live, they usually have regulations like after 9pm or so it is quiet time. If you are a family with kids, you might want to re-think about renting such apartments. Make sure you are aware of this fact and it meets your requirement.

- Black-out dates: In places where it is severe winter, usually the landlords have rules on which months you cannot move out. Make sure you are aware of this fact.

  • Did you know rent does not always include pest control charges.
