Real Estate Staging, the staging (ie: decoration, furnishing, presentation) of homes for sale can greatly affect the price that is paid, the period of time the home remains onthe market unsold, and the numbers of buyers presentations needed before sale.

The Real Estate Staging Association (RESA) was formed to provide support to all professional real estate stagers in North America. RESA is the portal to the staging industry and is the source of education and business tools focusing on the needs of stagers. RESA members will have access to up to date information relative to the changing industry, marketing support services and access to continuing education providers. RESA members are able to form local chapters where needed to provide peer to peer support and to provide education to real estate agents and homeowners on the benefits of staging. It is a wonderful example of a real world application of social media advertising.

Hiring a professional stager is beneficial because stagers are trained to prepare a house for sale. stagers are looking at your house from the perspective of potential buyers. As home owners we don't recognize our homes flaws and we are so used to living there it is difficult to view it as a product. A professional will give you a list of recommendations you can do to improve your house so it is more appealing to more people viewing it. The more recommendations you follow the better your chances are to achieve the goal of getting the house sold.

When looking for a professional stager here are things to consider:

  • Meet the professional and see how you feel about them. Is this a person you can work with? Just like hiring your Real Estate agent or your Doctor you should feel comfortable with your stager.

  • Make sure your stager will be able to meet your deadlines.

  • If you want to do the work yourself most stagers will do a consultation and a report of all the things you can do. Consultations are very reasonably priced. If you want the Stager to do the work they can do that as well. They will give you a bid for the job after they see what needs to be done.

  • Staging is very inexpensive compared to a price reduction. Price reductions typically start at 5 percent. A 300,000.00 dollar home at a 5 percent price reduction is saves 15,000.00 dollars.

    I can see how the homes properly staged will sell faster, but we have a totally different method of getting hundreds of lookers through a house. We conduct estate liquidation sales for heirs, executors, attorneys and individuals. We discovered that a house contents sale puts hundreds more people through the house than a traditional open house. We ask the brokers to attend the sale and take names. Almost every person coming to the sale, either wants to buy the house or knows someone who is looking.
