The first thing that you need to do if you can not make your payment for the month is contact the lender. Explain to them you fell on hard times and when you think you would be able to make the payment. It is easier to talk to them if you contact them first and make them aware of the problem, this way it is documented and they may be able to work with you later on. If this is just a temporary setback they may be able to make arrangements with you that you will be able to get back on track with them.
If this looks like it's more then just temporary such as you lost your job, you should explain it to them also and see what kind of other options you could explore. It is easier to see what other options that you have when you are not many months behind in your payments.
If they do send you letters always respond to the letters. Do not ignore the mailings from the lenders. Ignoring this problem will not make it go away, it will just get worse. Always communicate with the lenders letting them know the steps that you could take and are willing to take to save your home. This shows them that you are serious and this setback is temporary and will be cleared up and you will be back on track.
Sometimes the options that may be available to you with the lender is allowing you to delay a payment and have it added to future payments, or extend your mortgage for a longer timeframe and lower your payments. You can always ask about renegotiating your loan with the lender, while they may not agree to it, it never hurts to inquire about it. These are all ways that may lower your payments for your mortgage and allow you to keep your home.
Never wait when you know you can't make your mortgage payments. Always start the communication with the mortgage lending company as soon as possible to work out other options. Do your homework, know what legally they can do and can't do. Ask to speak to supervisors if you don't think the person you are speaking with is giving you correct information or isn't willing to work with you. Never get irate with the representative from the mortgage company on the phone you will get further if you are nice and hold your temper than yelling at them. Hopefully you will never be in this position, but if you are learn your rights and always ask for options. Don't sit back and just let them foreclose on your home. There can be options.
