Pros & Cons of Buying Your Next Home: Should You Choose a New Home or an Older One?

Purchasing a home is always an exciting venture no matter what type of home you ultimately decide on. Although problems may arise with the purchase of a home, one problem that is quite common is deciding whether an old or new home should be purchased. Of course there are advantages and disadvantages to purchasing either type of home, and your final decision will depend on your requirements in a home. The following list of pros and cons for choosing both an old house as well as a new one should help you narrow down your choices and finally make a definite decision.

Pros of choosing a new home

* New homes often have more than one bathrooms, which is much more convenient with larger families.

* New homes require little or no maintenance.

* New homes are more likely to have open floor plans, which makes an area look and feel larger.

* New homes are usually built to be energy efficient, which will save you money on your utilities in the long run.

* Newer homes usually have larger closets, making storing clothes and other items a cinch.

Cons of choosing a new home

* Trees and landscaping is often not mature in areas where new homes are built.

* New houses may have smaller garages and yards since the cost of land is a lot more expensive than in the past.

Pros of choosing an older home

* Genuine craftsman homes were built years ago, and were build sturdier and are better able to withstand wear and tear compared to newer ones. Great attention to detail was often practiced in the past too, and some people desire homes with more detail.

* Older houses often have interesting history.

* Neighborhoods containing older homes usually have established family homs that have been passed down over the years, making for a more close-knit neighborhood.

* If you're looking for a large yard for children to play in, to garden, or place a pool, older homes often have extra large yards, which would give you ample space to do everything you desire.

Cons of choosing an older home

* Older homes often require much more maintenance, or at least updating. If you the older home you're considering does not come with a warranty, you might want to think twice about purchasing it. You never know when something major like plumbing, the roof or the furnace might require servicing, and you don't want to have to come up with a large amount of cash.

* An older home may not be equipped with central air, and it would be quite expensive to have it installed.

* Older homes often have smaller closets, so if ample closet space is a requirement, an older home may not be for you.

According to the pros and cons, it may appear as if purchasing a new home would be a smarter choice, but this isn't necessarily true. It all boils down to exactly what you're looking for in a home, and an older home with more character may be the type of home that you desire. If not, the of course you can always choose to purchase a new one.
