How do maintenance problems get solved- in some instances the renter requires you to pay for maintenance problems that cost over a specific amount, such as one hundred or more. Also making sure you know exactly what they will repair or replace is smart.
What services are included in the rent- things like water, electric, cable, phone, trash and disposal fees are sometimes included, if they are not you then are responsible for these added costs.
When is rent payment considered late and what is the late fee- renters will sometimes give you a little leeway on due dates, for example three to five days without being penalized. If it is late past that there is always a late fee, it is good to know how much the charge will be incase the problem should ever arise.
Does the area/house have any security- this is always good to know for your own personal safety; gated communities or in home security systems are always a plus.
Do they cover weather damage to your house/belongings- hurricanes, tornados, earthquakes and snow all can cause damage in the house and around it. Knowing who is responsible for these potential damages is important.
What is the turnover rate- knowing how often they have to change renters could be a red flag that something is not right with the property or location.
What is the moving/eviction noticed needed- certain states have laws that require a minimum amount of days that have to be given in either case, sometimes the renters may require additional days of notice too and it is good to know what they are.
Remember you are going to make this place you rent your home; you want to make sure there are no huge surprises along the way and love where you live. These questions can help guide you to pick the right place for you.
