Real Eastate 101 - Features that Keep a House from Selling

In the current real estate market, buyers do not like dark or bold paint colors. A favorite color of yours could be the least favorite color of a would-be home buyer. Neutral tones do not stand out as much and tend to coordinate with just about everyone's furnishings.

Wallpaper should be removed from the walls prior to putting your home on the real estate market. A buyer will overlook your property because wallpaper means time and effort that must be put in as soon as they buy the home.

While some love the idea and comfort of carpet in a bathroom, most people agree that carpet should not be used as flooring in bathrooms. A bathroom has a great deal of moisture so mold and mildew would be a big issue with carpeting. Carpeting can be added on top of tile of linoleum by purchasing bathroom rugs that are made to be mildew resistant unlike normal household carpeting.

A small kitchen is a turn-off to many potential buyers. To open up your kitchen space consider taking down a wall, or half of a wall. This will also help the kitchen to flow more naturally into the rest of your home.

Landscaping - if the landscaping is not properly taken care of the buyers will pass by the house with little interest. But too much landscaping can frighten off a potential buyer who does not either have the time or knowledge to keep the property looking good.

Undefined spaces can be confusing to some buyers. When you present your house for sale make sure that every room serves a purpose. If you don't know what to do with a certain room, then neither will your potential buyers. Work with the spaces you already have in your home to avoid duplicating rooms; two living rooms will get as much interest as a home with a living room and an office. A smaller extra room can always be turned into a guest room or a storage room.

Outdated or broken appliances will make any potential buyer think twice about your real estate property. Upgrade what you can, but if your budget is tight try appliance spray paint to brighten up your old appliances a bit and work with what you have. Black is a good choice because it is a contemporary appliance color that goes with almost any decor.

Mold in your shower or bathtub should be taken care of before putting your home on the real estate market.

Most buyers already have a small closet space and are looking to upgrade. If you really want your real estate to sell then consider opening up some wall space to create larger closet space.

Any home that has a listing price higher than the resale value will probably not sell until the price is reduced. Any other homes in your area that are currently on the real estate market should be considered competition, and a good rule of thumb is to know your competition.
