In most states the one features that will always help to sell a home is a swimming pool. No9t every kind of pool will add value to your home; above ground pools are considered to be tacky and will also bing down the overall value of your home.

Wood floors add a touch of natural warmth. A little bit of outside brought indoors is relaxing to most people. When properly sealed, a wood floor can last for many years without any hassle. Certain types of wood will need to be sealed more often than others. The number one mistake that people make with wood flooring is putting a soft wood in their kitchen; hard woods like cherry and teak will not only stand up to normal kitchen wear and tear, but they can also handle a bit of moisture - this is especially true with teak.

A feature that most buyers will also be judging are your appliances. Updated appliances help to sell a home faster than a home with old and outdated appliances. When you are tying to sell your home you will gain more favor with buyers if you have energy efficient appliances. More people are concerned with the effect they have on their environment so make your home as green as possible.

A large Master suite. A large master bedroom is important, but more important is the master bathroom. A buyer will want a bathroom that is spacious enough that they do not feel cramped even if they have to share the space with a spouse. In a master bathroom, two sinks will be the best selling feature.

Scenic views should be featured when present. A picturesque view from your sliding glass door or the windows in your bedroom or bathroom will make a particularly statement to home buyers..

Granite counter tops offer a high end look that most home buyers will appreciate. Laminate counter tops are the normal type of counter top for most homes in the $200,000 price range. Granite does require a bit of care and must be sealed every few years to keep it in good condition.

If your house has a small space that serves no function, then turning it into an extra bathroom will always add value to your home as well as potential buyer interest. Even a partial bathroom is a beneficial addition and will keep your home at the front of the mind of any potential home buyer that has looked at your property.
