Real Estate & Selling Your Home: Improving Your Homes Value by Improving and Repairing It's Exterior
When a person is considering buying a home they usually have it assessed. A good assessment will tell the buyer how much the home is actually worth. You are the seller. Imagine the buyer is considering buying your home. They have it assessed and the actual value of your home is lower than the price you'd like to sell it for. You then have two options. You either lower your sale price to the actual value of the home or you increase your homes value to sell it for what you'd like to sell it for.
There are several ways that home owners can increase their homes value. Interior remodeling and redecorating can be done inside the home to increase it's value. That's another article though because today we are going to talk about how to increase the value of your home by focusing on your homes exterior.
The exterior of your home is the outside. The outside of the house itself, and of the garage or other out buildings too. Don't confuse exterior remodeling and repair with landscaping. Exterior remodeling and repair are on the buildings. Landscaping pertains to the land.
The first thing people notice is curb appeal. What does the house look like? What do the out buildings look like? Is the paint peeling and cracking? Is the siding damaged in any way? Is it all sided the same? Is it all completed and finished? When was the siding last done? The year 1900 or 2000? All of these things need to be asked and taken into consideration when purchasing a home. Good siding equals a house that will hold heat well. Damaged or very old siding equals money that needs to be spent, problems to fix, and a house that loses heat in the mean time. If your siding is new and in great shape you have nothing to worry about. It meets it's maximum value potential. If it's in a sorry state of disrepair or is just unsightly then you may want to consider fixing and repainting or simply replacing it to increase the value of your home.
The next thing people usually consider when buying or assessing a home is the roof. Is it a new and durable roof? If so then it meets maximum value potential. Is the roof leaking or sagging? Are the shingles old and cracked and in need of being replaced? If so the value could be thousands of dollars more if you make repairs and replacements.
Windows are also an important aspect of your homes exterior. New windows give your home it's greatest value potential because of the fact that they cut heating costs by hundreds per year. Old windows make a house cold and drafty. They also may contain lead. Replacing windows can also increase your homes value by thousands.
Those are the three main aspects of your homes exterior. Remember though, it's not just the house itself. The siding, roof, and windows of all out building and garages should follow those guidelines as well, and match the house itself.
Selling your home can take a long time if your homes exterior is not all it could be. Buyers will take the house with the nicer and better exterior over yours if it's unsightly or in a state of disrepair. Don't let that happen to you! Make sure your homes exterior is up to par as far as appearance and functionality both are concerned. This will not only increase your homes value but also attract buyers like a pie attracts flies!
