When looking for a house it is good to know how much money you can spend. There would be no sense in even looking at a house you can't afford. In my opinion that is, because all you do is waste your time and the realtors time. Unless you are wanting to just look at the house to compare it to one you want to buy. That brings me to going and getting pre approved. Your realtor will love it if you come in with a set price that you can go up too. Plus it will also make you look more professional, in that you are actually willing to do things to get a house. People do not realize how much harder a realtor will work if he or she knows that the buyer has some commitment into it.
How much property is a must. You should know how much land you are wanting to buy. Weather it is ½ acre or 100 acres you should know about what you are looking for. What type of house and how many bedrooms and bathrooms will help also. Your job while looking for a house with a realtor is to be as specific as possible to help them narrow down the house. This is so you don't have to go look at 50 different houses before actually finding your dream home. If you tell the realtor that it has to have three bedrooms, 2 baths and a fireplace on 5 acres. Well you just thinned out about 75% of the realty out there. Good job. Now if you get more specific it will narrow down even more.
By having all these questions ready before you ever walk into a real estate office you will look more professional. Plus you will get better work out of the real estate salesperson. They will know that you are genuine on your wanting to purchase real estate. In the real estate business 95% of people that come through the door or call in will not buy real estate. So the realtors are use to dealing with people who are not interested.
