Will there be a seperate representative agent on each side of every real estate transaction? Absolutely: we will see it in our lifetimes:

I have been described even by my worst enemies as a visionary: just as surely as you will realize that it is the truth when you hear it: there will be a buyer and a sellers agent on each side of every real estate transaction - just as there is a mandate requiring a lawyer on each side of every legal battle, and for the same reasons: and it will happen in our life time!

* Human nature is basically good, but often our actions are not.
* We want to do the right thing, and we always know what it is, but too many zeros (too much self interest of any kind) can cloud our thinking temporarily, and we make mistakes.
* There are, and will always be, a few of us who cannot be trusted.
* There is a built in conflict of interest between buyers and sellers in a real estate transaction- the very reason there is so much regulation already: nobody likes it, but we all know that we need it.
* The trend is already started, it is gaining momentum, and it is inevitable.
* We always protect ourselves from these inherent conflicts with laws: the very basis for human civilization!

If you care to disagree, go ahead; comments are welcome in this venue! But spare us your musings about what could be or should be in your opinion: let us just stick, this once, to the honest truth, shall we?

    Mr. Rothman, the state of Georgia already has a law requiring an attorney for all closings. As a result of this law, a realtor cannot perform a closing in the state of Georgia. They are not required in order to buy or sell a home in this state. They have been deemed a "middleman" who's sole job is to inflate the cost of real estate in order to increase their commission.

    Yes Mr. Kemper, and I, my client NewHomes.com, and many others who are honest and have no ax to grind feel the same way.
    but untill there are laws, the conflict of interests is widespread.

    I do not believe in goverment intervention, or like it any more than you obviously do, but, that being said, I do believe that is the way it will go; the same way the securities and banking industry are regulated and for the same reasons.

    Eh, I don't see why you think it will be mandated. Sure, more and more people will choose to have their own agent, but I don't see governments forcing it.

    I am saying that just like it is mandated that two seperate lawyers are required to represent two sides of a lawsuit, so will real estate be.

    Are you saying that dual agency will not happen? For me, and for the brokers I have worked for in the past, it doesn't exist already, and ethically, I can't wrap my mind around representing both parties.
