Last year was a battle to relocate my family. Most of it was unforgivably punishing. I hope some tricks I picked up can help others.

-Deeply consider wants and needs, list amenities the home and area must have.

-Climate, weather conditions, geography and convenience should be examined.

-Make sure you are certain of your needs before starting your search. As the search progresses, criteria may change, but basic needs stay the same.

-Thoroughly research perspective areas. Be willing to stay until getting a feel for the city. In large areas it may take longer. Some suite's have multiple bedrooms and welcome pets. Most have long term deals that help save money.

-Listen to word of mouth. Don't stop with friends, family and co-workers, ask everyone you meet. Possible questions to ask-
-What are the best areas?
-Where are the best schools?
-What areas should I stay away from?
-If you were going to move, where would you go?

-Inquire at state and local government agencies during business hours, most have websites with valuable information.

-Local police and fire departments know what areas are sought after and what areas to stay away from and why. Only contact during business hours and never through any emergency lines.

-Most cities have message boards. There's information on different areas and what current residents think. City-data.com and the Yahoo! message boards are a good place to start.

-Check crime statistics online. Tracking crime is the best way to find out where it happens and how to stay away from it.

-School statistics are available online. Greatschools.com has parent reviews which can help.

-Check the local sex offender registry site, www.familywatchdog.us/ and www.nsopr.gov/ are good places to start.

-Religious centers help because you'll get many opinions in one place.

-Review any transportation needs, convenience to public transportation or parking fees. Check message boards if you'll be using public transportation, figure out which routes are the safest.

-Consider any commute times and convenience levels to common goals.

-Visit possible homes at various times to check neighborhoods. Unacceptable issues, loitering and odd traffic may be present at strange hours or on different days.

-Be sure to verify HOA fees or expenses that might not be transparent.

-Check rentforeclosure.com to be sure rentals aren't in foreclosure.

- Realtors know more about areas than anyone. Whether renting or buying, they know the secrets and get results faster due to their experience and connections.
