Information gathering
Once a potential renter arrives you will have to communicate and provide them with information about the facility. It will be an information gathering process initially. The prospect will let you know what they are looking for and you will be able to provide them with the features and benefits of the units that are available. Afterwards you will be able to show them a unit that's available to see if it meets their satisfaction. This is called a walk through.
Application process
Afterward the rental agent will be responsible for taking a credit application which includes name, address, employer, home phone and references. The prospect will have to sign the application which allows the agent to get a copy of the potential tenant's credit report. The agent will also have to verify employment and previous history with past landlords. The tenant's income will also have to be verified. To verify employment it's just a matter of calling the human resources department or sometimes the employee's supervisor. Recent paystubs with a year to date figure should also be supplied to the rental agent as further verification.
Completion
When everything has been verified the rental agent will need the required deposit and then the leasing agreement is covered in detail. All key elements should be covered extensively and the tenant should be allowed to ask questions. Some of the items covered will be what happens if they lose their key; what happens if rent is late; is there a grace period; conduct in the building; rules and regulations among other things. There are certain areas on the application which need to be signed and initialed by the tenant. After everything is done the tenant will be given the keys to the apartment and told where to go to unload their belongings. The rental agent will probably ask the tenant for referrals if they are happy with their experience.
