With the cost of housing going up and all the foreclosures during these times many people are getting apartments with smaller and smaller storage areas. While the possessions they have never seem to stop mounting up. The need for storage facilities looks good overall fiscally speaking and the advent of eBay and small businesses, where people need to store inventory or tools makes investing in a storage facility a good choice overall.
It has never been a better time to invest in storage with a high potential for profit and a low overhead it can ride out an economic storm with little effort. As long as the area it's located in is well populated it should keep afloat. As with any business the quality of service you provide dictates your return like handing out water bottles on those hot days of summer people are moving in. Or giving away a free lock and starting a tenant's move in date on the 1st of the next month even though their move in date on the present month is the 11th. Making sure the place is as clean as possible helps, a lot many people don't mind paying a little bit more for rent as long as they're assured the place is clean and safe. During an economic downturn provided you're in a well populated area your rentals will grow and with that delinquent accounts also. The cheapest way to have your own self storage facility (but not anywhere as lucrative compared to a city locale) is to buy a piece of property in a area like the Pocono's in Pennsylvania, purchase prefabricated units and start from there adding more storage units as time goes by and your business grows.
One of the most important aspects of the business is marketing passing out flyers having your own respectable website joining the local chamber of commerce. A good accountant and a lawyer participating in local charities and taking care of your employees and if you're by a highway please do yourself a favor and have a visible sign. Another thing I'd like to mention is all the so called gurus of storage most of them (I'm not saying all of them) have absolutely no first hand experience in the storage business, which is absolutely essential when you want your business to be successful.
