Selling Your Home in a Buyers Market

You've decided that you want to sell your home and move on, whether it is out of state, downsizing or whatever your unique case may be. There are certain things you can do to help get your home sold faster, for a better dollar, even in a slower real estate market.

Do your homework before you decide on a price. You can get a market analysis done by any Realtor as well. Pricing your home realistically is the most important step. The first few weeks of your home being listed is the "hot" time when most people will notice it on the market. By insuring it's priced correctly, your chance of selling within the first few weeks it the greatest. Overpricing, and planning on coming down later is not the smartest move, but it is the most common one. Remember that buyers are comparing your house to other similar houses, and if you are overpriced, they will not consider it and move onto a different property. You want to capture these buyers while your home is still new on the market. If you home sits for a long time, it will become "stale" and buyers will wonder what might be wrong with your property. You might be forced to come down on price eventually, and sell for less than if you had priced it properly the first time.

You also might think you can list higher and then negotiate if a buyer makes an offer. Most buyers don't realize your position, and realistically you don't want them to. If they know you might be desperate to sell for instance, they will use that to their advantage. If you have a job loss, or other extremely motivating factor that you need to sell, it's best if you keep that information to yourself and to your agent.

Maximize your home's potential but getting rid of clutter and making it show it's best side. This won't always be the case, but a vacant home is less inviting than one that has furniture and personal affects in it. It can be cold and unwelcoming.

Make it easy for potential buyers to get information about your home, and have a good real estate agent to represent your needs and help them. Make sure your agent gets the needed information to buyers, so they can make an informed decision. Tax information, local schools, and neighborhood information are a few of the things most buyers are looking for.

It's not all that hard to get your home sold quickly, even in todays down market. Price is the most important thing when first listing your home, so take that step the most seriously, and be realistic!
