Investors usually love buying and selling- especially when they make a nice profit. Certain opportunities in real estate make it possible to buy and sell buildings quickly for staggering profits. This is part of the lure of the game. Making tens of thousands of dollars for a few months of part-time management is exciting. Can people really make big money in real estate? Absolutely. Is it possible to make a lot of money in less than a year when working with real estate? No doubt about it. Once a person knows what to look for and what to do, the amount of money she can make in a year or two with real estate is almost unbelievable.

People who want to see fast returns on their money in real estate don't always know what type of property to buy. Not all real estate is suitable for a quick sale that nets a hefty profit. To make money fast, you need to find what I call quick-flips. A quick-flip is a property that you can buy at a fair price; convert, repair, or restore; then sell it in less than a year for a substantial financial gain. Competition for quick flips is, as you might imagine, rigorous. Whenever opportunity exists to make a lot of money in a little time, people flock to it.

Undoubtedly a lot of people will look for the same types of quick flip properties that you will seek. But a good number of the investors are not interested in such deals because they seek properties with different investment strategies in mind. Maybe they don't want to roll up their sleeves and hoist a hammer. Maybe they don't want to go through any zoning changes required to make a property soar with potential. Whatever the reason, some investors simply want to invest in other ways. If you are inclined toward quick flips, however, they are a proven way to make a lot of money in a short amount of time.

Almost any type of real estate can fall into the quick flip category. But this is not to say that all real estate is suitable for a quick flip sale.

Properties that have something special going for them are best suited for quick flip strategy. In some cases, the "something special" is the need for repairs or restoration. Changes in zoning can make a building a good quick flip. Property being sold at auction can have quick flip potential, due to the possibility of buying the property at far below market value.
