Clutter
Start with getting rid of the clutter. Go through each room with a garbage bag. If you find something you aren't really fond of or haven't used in a while put it in the bag. Make sure you don't skip over closets or cupboards, buyers and appraisers will most likely look in these places to see if your home has adequate storage or if you have simply out grown your space. If you are really in need of in this step, investing in organizational accessories may be very beneficial. Bins, baskets, shelves and space specific organizers will help you get your house in order and increase the appeal.
Kid's rooms must also not be skipped; these are often the most cluttered of any space because of their unwillingness to let anything go. Take an afternoon when the kids are gone, and go through their closets, dressers, and toys use the above rule and if they haven't used it in a while they will never miss it. When you are done with this step, you will probably have multiple bags. Take them and have a yard sale, you can use the profits toward the cost of your redecoration.
Clean
Nobody wants to live in a pig sty. So after you de-clutter, you should deep clean. Making sure your floors, walls and molding are all clean and dust free makes your home very appealing. With so many foreclosures, buyers may be more interested in a well maintained home than a bargain. Make sure your scrub the bathrooms, sinks, showers, etc. and have any stains on carpets or upholstery removed. Well maintained homes are jewels in the real estate world.
Tidy
Start with the outside. Clear any debris from rain gutters, sidewalks, gutters, etc. Then move to the lawn. Even if it is not lawn season, you can show how well your yard is taken care of by picking up any garbage and dead plants from the grass and flowerbeds. Now move inside, since you have already cleaned, you will simply need to straighten anything that looks out of place.
Rearrange
This is the fun step, you get an excuse to move your furniture and see which way makes the room feel bigger and more put together. If you have something that just doesn't fit or serve a purpose anywhere you can either store it or put it in your yard sale or donate it to someone who will be able to use it. Two tips, get a friends opinion on what they think of the new arrangement (an upfront friend is preferred) see how it looks to someone who is impartial and can give an honest opinion about the feel of your home, DO NOT move wall hangings until you have decided where your furniture will stay.
Redecorate
If you have a bright orange wall or a unique pattern of wall paper and you are selling, you may want to consider redoing it with something neutral, if you are not selling leave the colors the way you like. After you make the color decision, you get to add the finishing touches, make sure you do not re-clutter the space, but rather choose a look of simplicity and go for it. Again you may want another opinion before you make the holes in the wall. If you need inspiration, check out your local Lowes or Home Depot, they have many magazines for home decorating. Remember to use what you have as much as you can so that you don't end up with too much stuff.
Make sure that you choose good spots for all the accessories in the space. You want each piece to be seen to complement the overall look and feel of the room.
