A loan that has some property linked to it as a security thing is a mortgage. Lenders will take the actual property if you do not pay the mortgage and sell that property to pay the loan. A mortgage is always in writing. Getting a mortgage loan is really a very important decision. You have to wait of course until the moment is right for you to make a major decision like this. Some mistakes you should avoid when it comes to a mortgage application are:

· Do not have too many loans going at the same time. Pay off or make considerable progress on the loans you have before you apply for a mortgage. It does not look very good on your credit if you have several loans that you try to get started at the same time. Your application might even get denied for that reason. It can even get you in dire straits when it comes to the actual money you got in your wallet.

· Do not overestimate you income when they ask you how much you make. Some people say the earn more than what they actually do in the hope to be approved. Do not forget that most mortgage companies have a way to double check the information you write down and if you overdid it they have a good reason to deny your application. If they approve your loan on inflated information on your income then you might just have created a major problem because maybe you are not even able to make the payments.

· Do not rush to get into a deal with the very first company that approves you. Some better deals might be available to you and you should definitely go for the better deals. Shop around for the best deals, the lowest interest rates.

· Do not hide that you had financial problems in the past. Be open about your past when you fill out a mortgage application. Your loan officer needs to know the full story to serve you best.

· Make sure you and your loan officer go over every aspect of the loan before you sign anything. You do not want any bad surprises in your future. Make sure you know exactly the what, when, and where on this deal.

· Do not buy anything major on credit right before you apply for a mortgage. If you do then it is probably a good idea to pay it off right away because it could give you some problems too.

Before you sign a mortgage application you have to realize that this is not a three week of even a three month deal. It is something you will be stuck with for many years and that is why it is very important that you think before you begin this thing.
