Steps to Take When Buying a Home

When looking to buy a home there are many aspects that a buyer needs to look at. By understanding everything one must look at when buying a home, you can greatly reduce your risks of getting into a situation you do not want to be in.

Stay with in your budget. When looking to buy a home make sure you are trying to purchase a home that will fit inside your budget. You do not want to buy a home that has very high mortgage payments or taxes and a few years down the line lose the home because you are unable to pay for it.

Get yourself preapproved before having a real estate agent take you to look at houses. There is nothing more frustrating than find a house you want only for the bank to turn you down. By being preapproved you know what price range the bank will be saying yes to.

When looking at homes take the time to look the house over very thoroughly. This is not a time to do a quick walk through and say well it looks great. Don't worry about keeping the real estate agent waiting. If the real estate agent makes you feel rushed, then go and find a new real estate agent. This is not like picking out a pair of shoes. This is a major purchase. So make sure that everything about this house is what you want.

After finding a house that you want to buy, you will need to have the house inspected. I am not talking about an appraisal. You will need to have professionals come out and inspect your home. Making sure that all electrical wiring and outlets are safe and up to code, plumbing and gas lines are all safe and functioning. It is best to also have a pest control come out and inspect for termites.

Once you know that everything is a go with the house now is time to get with the bank again. Now you will need to know what type of loan you are wanting. Some of your choices include a conventional loan that requires around a 20% down payment or an FHA loan that you can get with as little as 5% to no money down.

Also you need to have an idea as to how many years you want the loan for. Some loans run for a short a time as 10 years while other can go for as long as 30 years. Having your house paid for in 10 years sounds great but the downfall is how high your payments will be each month. Know how much you can afford to pay every month and go with a mortgage term that fits.

Before setting down to close on the home you need to know who is paying the closing costs. When purchasing a home sometimes the seller will be will to pay part of the closing costs. So you need to know who is paying how much of this fee.

The last step you need to do when purchasing a home is to make sure to make all your payments on time every month. Being late on a mortgage payment can subject your new home to foreclosure.
