The first thing you will want to do is distance yourself from your home. This, however, does not mean pack up and leave. It means you must prepare to leave your home. Many people are very emotional when it comes to their home and they take things personally when getting feedback from potential buyers. Once you put your home on the market, you must realize it is no longer yours.
Taking this a step further, you should prepare your home for sale by removing all personal items. Removing all family pictures and personal items will allow a buyer to see the home as theirs. Buyers do not need to be distracted by your items and, if left out, potential buyers will not be able to see past your items, and will be unable to imagine their own items in the home.
Removing clutter is probably one of the most important steps you can take to sell your home. By removing everything not needed, you will free up space in your home and it will feel more roomy. Buyers do not want to buy a home that appears to not have enough room. Cleaning off everything from the kitchen counters and packing up knick knacks is a big start, but do not forget to clean out the cupboards and closets, as well. Buyers want roomy closets and if your closets look too crowded, they can be assured theirs will probably end up looking the same way.
As most sellers can not afford a professional home stager, take the time to stage your home yourself. Remove furniture that does not need to be there and only use a few pieces to enhance the room's decor. Make certain each room is showcased to reveal the purpose of the room. If a buyer sees a junk room instead of a bedroom, they are going to believe it is a junk room, instead of a potential guest room.
Before you bring potential buyers to your home, you will also want to make any necessary repairs, such as a leaky faucet or blown out light bulbs. If there is worn out carpet in the living room, you will want to replace it and if the rooms are dark and dreary, consider painting the walls witha neutral color to fresh them up.
The last step to take before you sell your home is to give it a thorough cleaning. Pressure wash the exterior of the home, as well as decks and walkways. All of the carpets should be cleaned and everything inside the home should sparkle. Buyers are going to open the doors to every possible available space in your home and you'll want everything looking fresh and clean.
