Your Realtor should have time for you. If you are looking at houses with your Realtor and he or she is on the phone with other clients instead of answering your questions, you need to find another Realtor. Your Realtor is going to make you feel like you are the most important client regardless of how much money you are spending.
Your Realtor should listen to you. A Realtor listening and hearing what you are saying is key to finding your perfect home. If you tell your Realtor you want a three bedroom, two bathroom house with a two car garage, the Realtor should not be wasting your time showing you two bedroom houses or houses without two bathrooms. It is important to make sure your Realtor listens.
Your Realtor should be able to schedule showings in a timely fashion. In today's real estate market, if you are looking for an inexpensive house, you really need to move fast before the real estate investors purchase your dream home. You need to find a Realtor who will schedule appointments when you want them and to show you before they call their investor buddies to buy the house out from under you. This has happened to us before and it can cause some hostility between buyer and Realtor.
The Realtor that you choose is not a home inspector, but he or she should be able to disclose information to you about the property. The Realtor may see things you do not and they should share the information with you. It will save both of you time in the long run.
Any Realtor who tells you what you are looking for cannot be found does not want to work for you as your Realtor. This type of Realtor is trying to sell what he or she wants to sale. You do not want a Realtor who tells you certain prices cannot be met without even writing a contract. This type of Realtor is looking out for his or her wallet. Remember, Realtors make commission. The more you spend, the more they make.
There is not one magic way of determining who would be the perfect Realtor. If you are not satisfied with the Realtor you chose, change Realtors. Your home is worth it.
