When starting a new business, there are countless details to manage and finding the proper warehouse space is among the most important. When looking for warehouse space, it is important to know whether you want to lease or purchase the property. For many new businesses, leasing is the better option because it allows you to conserve a great deal of capital and it saves you the hassle of additional management responsibilities. If you are looking for warehouse space for lease, the following tips may be just what you need to start your business off right.

Find the Right Property

Before you can lease warehouse space you must first find the right property. Begin by identifying the needs of your company - how much space will you require? What location would be best for you? How much can you afford to pay? Consider everything you will need including electrical outlets, water sources, even temperature controls. If you intend to use the warehouse for storage only some of these amenities may not be necessary but if you intend to use it as a working warehouse you will also need restrooms, ventilation, parking spaces, perhaps even an office or break room.

Research Locations

Once you have determined your needs you can begin to search for properties that will meet those needs. Visit the properties yourself, if at all possible, and ask as many questions you can think of to determine whether the property would be a good fit for you. Do not limit your research to just the property itself, however, also be sure to speak with the landlord and any other property management persons. Speak to other tenants, if possible, to see how they have been treated.

Understand your Lease and Know Your Rights

Before you sign a lease, review it carefully and be sure that you understand everything it includes. Do not assume that your landlord will take care of certain things and do not make any verbal agreements - make sure everything is written out in the lease. It may be a good idea to have your attorney look over the lease before you sign.
