Making the Best of an Often Stressful Time

People sell their houses for myriad reasons. However, not all of them are positive. A divorce, unemployment or illness can lead to the necessity of a sale. On the flip side, many people sell their houses to move to bigger ones or to get more of the features that they want.

In either case, it is likely to be a somewhat stressful time. Your home has provided you with warmth and comfort for some time, and while it is for sale, there will be strangers touring it and picking it apart. Here are some tips to minimize stress and maximize your home's potential.

Start With a Great Realtor

You will probably want to interview a few realtors. If you happen to know of someone who has sold many of the houses in your neighborhood, give him or her a call. You can also call a couple of real estate agencies in the area and tell them that you are going to sell your house. They will schedule an appointment for an experienced Realtor to meet with you.

When you are meeting with the realtors, ask lots of questions. Not only do you want the agents to give you an idea of market value for your house, you want to know what they will to do market it for you. Will it appear on various websites? What will he or she do to advertise the sale? Will there be open houses for the public and for other brokers? Will the agent put together a brochure highlighting your home's features? In addition you will want to know if the agents are experienced, enthusiastic and if they work full time.

Getting the Most from Open Houses

Today most buyers are savvy and educated about the real estate market. The internet is a very advantageous tool when it comes to home buying. Many of these buyers will check the list of open houses on the internet and go from open house to open house. So a house which is not held open may not attract all possible buyers.

However, you must be prepared to have many neighbors and lookers stop in. It will be nearly impossible for your Realtor to qualify buyers at the front door, so giving the neighbors a tour may be unavoidable. Don't forget, though, that the neighbors have friends and relatives and you never know if one of them is looking to buy in your area.

Don't Hover

Often, a seller believes that no one can sell a house the way that he or she can. After all, who knows the house better than its owner? Many sellers will take it upon themselves to guide the Realtor and buyer around and point out every single feature in the whole entire house. Guess what? The buyer was so busy trying to pay attention to all these features that they never really noticed the house itself.

In addition, the buyer may have just mentioned something in the car on the way over to the Realtor that they dislike and the seller may highlight this very feature. So, to save your self some stress, if you have your house listed for sale, let the Realtors do their jobs. You don't have to leave for every showing and open house, but try to stay out of the way. Give the buyer a little freedom to explore your house with her Realtor and see if she might want to make it her own.

Worrying About Valuables

Why do it? Another possibly stressful situation that you can ease is the possibility of strangers taking your valuables. The solution to his is pretty simple. You are going to have to pack anyway. If you have things that are valuable or sentimental, just pack them up. You most likely won't have a problem even if you leave them out, but why worry about it?

Be Prepared

People are going to come through your house and they may pick it apart. It's part of the process, not a personal assault. Try to be prepared for it. This is a natural part of the buying process, as buyers want to find reasons to offer a little less money.

Tell yourself that not everyone's style is the same. You may love things that other people don't care for at all. You may have custom drapes hanging in the living room and the first thing a buyer says is that the drapes are horrible and have to go.

Make sure that you realize that this is the buyer's way of negotiating. It might even mean there is some interest. But whatever the reason for negative comments let them roll off your back.

Be Prepared for Unexpected Costs

You are negotiating an offer and you are getting ready to celebrate. Don't splurge on the caviar just yet. There may be a few repairs that the buyers want you to address. Discuss with your Realtor whether or not it is a good idea to agree. Keep in mind, though, that a little good faith goes a long way. Repairing a leaky washing machine or grounding some electrical outlets probably won't cost you a fortune. But it may help your transaction be less stressful. It may just leave the buyer with a good feeling and they may reciprocate down the line.

Complete the Sale

Prepare yourself for some stress ahead of time. Selling your house, negotiating, packing and moving are nobody's favorite things. Try to remember to take some time to treat yourself well and remember that this too shall pass. Try to relax when you can. Rely on your Realtor for lots of help and advice, and soon you will have that Sold sign on your front lawn!
