To sell your home, especially now there are a few things you have to know. First and foremost you should understand that it could take much longer to sell today than it did just a couple of years ago. If you have the time to wait and the capital to see you through here are a few ways to put yourself in the best possible position to get a great price on your home.

Professional Help

Now more than ever it is a good time to use a real estate professional. Yes, they will eventually get a piece of the pie so to speak but remember that zero percent of zero is still zero. In other words, a real estate agent has a vested interest in selling homes and right now, they are beating the streets for potential buyers. No one will have an ear closer to the ground on real estate prices and sales tactics than a good real estate agent will, plus in this economy, there is a good chance you can renegotiate their cut of the sale.

Best House

When pickings are slim you can get by without putting as much effort into the way your home looks or is perceived. It is never a good idea; nevertheless, you can sell a shabby looking house for a decent amount of money when there are few to choose from. This is not the case today, the numbers of homes on the market are outstanding and some are priced dirt cheap due to foreclosures.

When a potential buyer looks at your home, you have only a few minutes to convince them that they simply must have this house. The first way you do that is to make the outside beautiful. Do more than just mow the lawn or rake the leaves, go the extra mile and trim the hedges, paint the porch or place a cute little fence. These things may cost you a little on the front end, but if your home will not sell, you are stuck.

Once you have the potential buyer past the front door, it is imperative that they can see themselves in this house. This is best accomplished through a neutral color scheme. Nothing will turn away potential customers faster than salmon colored walls and blue shag carpeting. The most elaborate kitchen cannot overcome strange color combinations. If you have a fondness for peach or salmon walls that is fine but to have the best shot at selling your home you will have to repaint.

Kitchens and Bathrooms

Houses sell or not based on kitchens and bathrooms, the other issues like location, color scheme and curb appeal all play a part but the kitchens and bathrooms will close the deal or not.

Kitchen

If possible, all the appliances in the kitchen should match. If not in brand then at least in color and style. For instance a stainless steel stove will not have much effect on buyers if the refrigerator and dish washer are porcelain white and vice versa.

Decorations are another way to sell the kitchen; if you have; nice dishes display them or hire someone to stage the home if you do not have the amenities on hand. Well-placed flowers and or candles make a kitchen warm and inviting use these to your advantage. Moreover, a well placed dining table or microwave cart can draw the eye away from any areas that are less than perfect.

Bathroom

Large bathrooms sell homes; there is no two ways about it. However if your bathroom lacks size use paint and mirrors to open the space up and make it feel larger. Cool neutral colors will open the space up and make it feel light and airy add to that a pedestal or wall mounted sink and you have instantly gained floor space. In addition you will want to remove any shelving or small furniture that sticks out in the room. These pieces stop the eye and instantly shrink the space.

Negotiate

When you have done, all that you can to ensure that your home has the most appeal still be aware that you may have to negotiate. Try to give yourself as much wiggle room as possible when initially pricing your home. This can be tricky as you do not want to price it so high customers never make it through the front door, this brings you back around to the need for professional assistance. A realtor is aware of all the tricks of the trade and should be able to advise you best on how much to initially list your home for.

    Just a quick point, sellers want to sell their home for what it is worth. If it isn't in foreclosure, sellers are real people with real dreams of moving out and on. Nobody wants to give away their home, even in this economy, (which is actually stable and flourishing in some areas.)

    I just went through this and sold in 3wks. We found finding a knowledgeable agent who will price your house right, who goes over w/ you comps, and talks with you is key. Staging and keeping your place clean are a must. But, bottom line, price it right!

    It's so hard to buy even now when the economy is bad. You'd think sellers would want to get rid of their homes, but they are still very picky about taking offers.
