The first thing that you should do if you are trying to sell your home is to get an independent overview. This is someone who has no investment in your home and can objectively look at your home room by room. Then they tell you from the perspective of a buyer what they liked and didn't like about the home. Since they have a more objective eye than you would they can tell you if something doesn't look right. Would it be a concern for them if they were considering buying your home?

There are people who do this for a living. They go in, take an objective look at your home and tell you what can be fixed to add value to your home. For instance in some housing markets, the renovation of a bathroom by updating certain aspects can add 5 to 10,000 dollars to the value of your home. A pool can add value to your home, especially if you are located in the south. Landscaping is an important selling feature. Your home needs to be shown in it's best light. Even certain colors can turn off a prospective buyer. It is best to use neutral tones if you are interested in selling your home. If they come in and start seeing everything that needs to be changed or updated they may decide to spend their money on something they don't have to work on.

If you are serious about selling your home, take a deep breath, find a professional advisor, and get busy. The sooner you get everything situated to look it's very best the sooner you will get an offer on your home. If you go about it in the right way, it need not cost you a whole lot to get your home up to par. One thing that people don't think of is their decor. Sure it's nice to have grandma's antiques around so that you can enjoy them. However if your home looks too cluttered, it will look small. Move everything out and arrange only a few pieces to project the image of open spaces.

On the day of your open house, if you are having one, set some candles around, especially the scented ones. They give your house that home feeling. If you use scented candles make sure and use all the same kind. You don't want too many smells trying to overpower each other. Pick certain rooms to put them iin. The kitchen is a really good place to put the candles that are scented. You can buy candles that are scented to smell like pies, cakes, and cookies. This will make your house seem more like a home to the hopeful buyer.

    When I sold my house I sprinkled cinnamon on a baking sheet and heating it so the kitchen has a wonderful homey smell. I think the declutter idea is important as well. :-)
