It would be helpful if you put down the pricing of your property clearly on the advert so that you will catch the eye of potential buyers. You may also put banners outside your house to indicate its "on sale" status. If your banners are colorful, big and attractive, it will up your chances of selling your house. Also, some experts recommend that you remove the photographs of you and your family so that the buyers can envision themselves settling down comfortably in your house. Of course, if your house is spick and span, your clients will find it more comfortable and want to buy it more.

You may also gain some extra money by selling off your old furniture and electrical machines such as microwaves, ovens, refrigerators and such. This is to cover costs of moving and buying of new furniture, if any.

You might also want to put a home warranty to your house.

Finding a new house before you have sold your old house is also a wise decision so that you would always have a roof over your head.

Familiarizing with agent discussions, such as contract deals, legal concerns, and etc will be an asset to you when you negotiate deals with either the agent or the buyer.

Finally, you may want to settle your moving plans (such as moving companies) so that you will not be confused in the midst of all those transaction.

This lengthy list shows how cumbersome it is to sell a house, so you need to pay attention to whatever you do. In any case that you engage an expert to help you, this list will also be very helpful to them too, enabling you to rest with a peace of mind.
