In some states, you cannot be considered a Broker until you have actually become licensed to do so. To become a Real Estate Broker, you must first become a licensed real estate agent. After that you have to take the required courses to become a Real Estate Broker. Then you will be able to open your own office and hire other realtors to work for you.
A Real Estate Broker is usually the owner and manager of a real estate company. Real estate agents and sales associates work for the broker. The broker must have more education than the realtors do. It requires about another year of education to become a broker. They must know all about their marketing area, the financial institutions in their area, mortgage loans, veterans loans, VA loans and other programs, and the zoning laws.
A Real Estate Broker must oversee the sales associates and their listings. He must keep a trust account. He pays the bills and takes care of advertising. He settles disputes among associates.
His main concern is the legal aspect. He is legally responsible for everything that happens in that office. He will most likely carry insurance for those purposes.
He holds office meetings and helps the associates set goals and work towards them. He offers help whenever he can. He offers advice and guidance. They do the recruiting to find new sales associates to bring into their office. The more agents he has, the more sales his office can bring in.
The broker also does listing and selling of properties. The broker is usually the person who handles the sales of most commercial properties or businesses. He helps negotiate sales contracts.
The broker also handles the rental properties, leases of homes, apartments and businesses. Management of these properties is also one his concerns. He prepares and signs sales contracts, collects earnest money and deposits them into a trust account and is responsible for all deposits.
