First understand that each repair estimate you receive will be different. Some estimates will be straight forward such as patching a hole. Others more complicated such as complete tear offs.
You want to ensure that the people quoting the repair service is bidding on the same job. To help, start by writing up some of your requirements (a wish list). You want to also include in your list a time frame of when you want the job to start and finish and specify any roofing materials you may want used (such as 25 year rated shingles). Taking a few minutes to write out your needs will help you and the people bidding on the job.
You also want to check out the contractors that you solicit bids from. Not everyone is reliable or equally skilled. Certain roofs such as flat roofs or metal roofs require specific knowledge. Taking some time to check references as well as verifying the contractors insurance will help provide you with peace of mind.
Repairing a 10 x 10 foot square of asphalt shingles (considered one square of roofing) should cost you from $100 to $375 depending on the materials the contractor will use. Wood shingles will cost more, $200 to $1,000 depending on the type of shingle. If you only need a few missing asphalt shingles replaced (quite common due to high winds), you might try hiring a local handyman. The cost should be from $100 to $150.
Some leaks are caused when the flashing that seals the edge of a skylight or chimney to the roofing material tears or is pulled away. These repairs will seem simple but can be tricky and is best left to a professional. Costs to replace flashing will range from $300 to $500.
You should make sure that any quotes you receive include tearing off of old shingles (if needed) replacing the framing and plywood (if needed) installation of new shingles, installation of sealing and flashing. Cleanup of debris and old shingles should also be included in the quote.
Also be sure to check to see if the contractor offers discounts (such as senior citizen discounts).
