I compiled a list of tips that you, as a seller, will need to look for when reviewing an offer on your home. The main goal is for you, the seller, to get what you need with getting out from a home you need to sell, but not handing everything on a gold platter to a buyer. Remember this guideline, it is a buyer's market these days. This means as a seller, you will need to be more aware and on your game so you do not get the raw end of the deal!
Tip 1
Make sure you have a copy of what you have included in your sale of your home. This will help you remember all the things you have added or not added to the sale. When reviewing the offer on your home, make sure this copy of your sale is right next to it so you can cross reference.
Tip 2
Ask the buyer if you can review this offer in private. Sometimes buyers will hand you their offer and want to be with you in the room to see what you will do. This is a tactic of intimidation. The want you to feel like this is your only chance to sell. When you review this offer in private you will be able to feel at ease while questioning if things in the offer is actually worth it.
Tip 3
Extra piece of paper is a good tool to have next to you as well. Write down all and any questions you have for the buyer so you can present it to them when you let them know what the outcome of the review was. Sometimes we will think about one thing while we are doing something, and tell ourselves to remind to tell that person later. We see that person later and never say a word. It's always human to forget things and if you have all your valid questions written down, you will be able to make sure they are not forgotten, but answered.
Tip 4
If and when the offer comes back to you on your home and the buyer has listed items that he or she wants in the sell such as the living room set, refrigerator, washer and dryer, or stove, you need to make sure you did not state that those items will go in the sale. Sometimes, and more often these days, people will try to get away with anything. They are sneaky and you have to be one up on their game. You may be asking $200,000 for your home. No appliances are included. The buyer sees this, but still wants to get more for their money so they offer you $200,900. Oh my goodness, $900 extra then what you wanted and before even thinking because you are excited that you are now going to be able to so some shopping and go out to eat, you don't even look at the rest of the offer and you signed your name to the offer to except it. However, you missed the big chunk of change when you agreed to selling your brand new, energy efficient washer and dryer and also the refrigerator for a steal at $900. Now since your lovely name is signed, you can't tell them "oops, I didn't read it all the way through" because it is now binding in court.
Tip 5
When you are reviewing an offer on your home, you always want to make sure you are getting a great deal as well. No one ever wants to give their home away but some sellers end up doing so because they are not well equipped with knowledge on what they need to ask for or counter offer with once they have reviewed the original offer on their home. This is fine because not everyone is a real estate agent, but we can utilize them still without paying them! Call up any agency and ask them your questions. Make sure you only ask one question per agency because they might catch on. Research information at the library, and another great resource is www.e-how.com because it will show you what you need to do on all sorts of things.
Tip 6
Never hesitate to take your time. You are not on a time schedule to answer a.s.a.p. If you need to take a week, 2 days or a month, do so! This is your home and at the end you want to make sure you are satisfied all the way!
