Your first option is to restore your loan to avoid foreclosure. You will need to take loan by liquidating some property or other ways prior to the NOD period of 90 days. Another more obvious option is to contact your lender. Lenders are willing now more so than ever to work with people on their payments, to avoid foreclosure at all costs.
Your third option would be to refinance your mortgage through another lender, who will be all too willing to get your business. In doing this you may find a lower interest rate and lower payments that will help you avoid the foreclosure of your home.
Forbearance is another option that can prevent foreclosure. With this option your bank may charge you a fee, however, most people find that it is well worth it. This will put your payment in abeyance for a short period of time. In addition, you may have the opportunity to make partial payments on your mortgage. Both of these allow for you to have some breathing time until you can make the full payments again. Similar to forbearance is the partial claim that will basically be taking out another loan and putting onto your mortgage.
There are other options; however, they do not allow you to keep your home. Many of these options for foreclosure will have you lose your home, but still allow your credit score to be high enough that you can find another home. These options are: deed instead of foreclosure, sell off your home, a short sale, apply for bankruptcy and pay off the loan.
There is no reason that your home should become a victim of foreclosure, all you need to do is to take these options and find the one that best fits your needs. You will want to get a positive look on the situation and hope for the best, however, if you utilize some of the options presented above you should be able to avoid the foreclosure of your home.
