This is one key point which must receive adequate attention It is vital that the seller give their home a once over with a critical eye and look for any potential problems that might destroy any sales. it is vital to fix these problems before placing the home up for sale because there are plenty of homes up for sale these days and competition is strong. For example, why would a buyer place a down payment on a house with a damaged lawn and damaged driveway when a property in excellent condition was selling for the same price in the same community? Remember that the home has to stay competitive. This is the only way to sway buyers in your favor.

The Outside - Take a look at your home.Approach the front door like a buyer. Is the entrance to the home appealing and pleasant to the eye? If you were a potential buyer would you be impressed or distressed? Note all your feelings. Make sure that the lawn is immaculate and perfectly landscaped. Add a few flower beds. Trim the hedges. Trim trees. Make the entrance as inviting as possible. Check the front door. Repair any sagging doors or screens. Clean and repair windows. Check the roof. Repair any leaks or missing shingles. Clear out all the gutters. Fix cracked walks and driveways immediately. Check the fencing or gates. Make sure they are in good repair.

The Inside - Create an inviting entrance. Place flowers on a table. Make sure all the clutter has been removed from rooms. Clear out all the junk and unusued furniture. Freshly shampooed carpet and clean floors will certainly add to the sales appeal. Add a fresh coat of paint to all the rooms. Spruce up the room accessories. Buy new area rugs, door knobs. Make sure faucets and sinks in the kitechen and bathroom are in good condition. Replace any that leak or drip. Make sure all the lights and electrical outlights are working properly. Have any problems repaired promptly. Organize all the closets. Throw out all the things no longer needed or worn. And dont forget to clean out the basement and attic.
