Why it is Beneficial to Sell Your House Without a Realtor

So you want to sell your house, and don't want to use a realtor? Good idea. In this bad economy, there are a lot of benefits associated with selling your house without a realtor. If it had been in the past, say four or five years ago, it would not be a big deal financially to go with a realtor, since you often sell well above the original purchase; in fact, a lot of people doubled or more than doubled their purchase prices in the past. So paying a realtor may not have been a bad move since he or she would get 6% and leave you with a lot. But that was then. This is now. People are selling below home values; short sales they are called. At present, you are not even sure that you will realize your original purchase price, particularly if you bought in the last couple of years and are selling out of necessity, not because you want to. Here are ten of the top reasons you should consider selling your house without a real estate agent or realtor.

1. The first and obvious benefit is money: you will save a lot of money if you have knowledge of real estate and how the sales go. The 6% often paid to the realtor will fatten your pocket if you don't use a realtor

2. Benefit number two is about marketing your house well: a realtor who sells your house only knows your house as much as the address and the location, and perhaps square footage and lot size. You the owner, have other intimate connections with the house as well as the community. Being your own seller allows you to present the house as a home to your potential buyer. You have information about the neighbors, the school system, and answers to a host of other burning questions a home buyer might want answered. That is a bonus when you self your house on your own.

3. The next benefit you should sell your own house is knowledge. You can suddenly become more knowledgeable about selling houses and how the real estate market works when you take that first step to sell your own house. You just might like it enough to venture into a new part time career.

4. Education: realtors make a lot of money when they sell a home. However, the education needed to get your license is not that much. In fact, you can get trained through your local community college or even local agencies for a minimal fee. It is currently becoming more rigorous though, in effort to cut down on bad practices that led to the current housing crisis. But if you think about how much you would learn and how much money you will save, you might want to check out the program.

5. Advertising: when you sell your own house, you have a better chance to advertise it free than would a realtor. You can make your own fliers, post your own signs and the rest, with the only cost being the paper and ink used on the flyers. A realtor would not do that much.

6. More opportunities for more markets: Although realtors advertise your house by listing it internet sites such as MLS, which stands for multiple listing service, he or she may not go the extra mile to list visuals. You can upload visuals of all parts of your house and have searchers take a virtual tour of your house. Chances are that if someone looks at your house on the internet and calls to see it in person, he or she is often very interested in the property and thus you have a higher chance of selling it. You publicize your house more than a realtor who has other homes to sell probably would.

7. Work at your own time and pace: realtors often have complicated hours due to other clients they serve. That often means that you have to leave early from work to direct things, or give access to your home to a realtor who you don't know, or have to leave your house so that a realtor can bring by a customer. If you are your own agent, you are in control of who comes into your house and when they come in. Peace of mind.

8. Selling price of your House: many a time, you might have to lower or raise the price of your house by realtor's persuasion. If you are your own boss, you can make the deal that pleases you and the buyer, without anyone else telling you what to do and charging you on top of it. Not to say that I despise agents; white the contrary. I just think that sometimes you want to exercise your independence.

9. Working with others in various fields: when you venture to sell on your own, you take on a big job of getting to know other people in the real estate, advertising, marketing and other firms. You will have to contact some of these people to make sure you are taking the proper steps in selling your house, at least to make sure all legal bases are covered.

10. A learning experience: even if you end up getting a realtor towards the end of your selling adventure, you still have learned a thing or two about real estate. You have acquired some skills that most homeowners don't have unless they are in the real estate business or have sold solo just like you.

In any case, selling your house on your own can be beneficial but you need to be sure you research on legal issues about selling houses depending on which state you are in. You want to avoid law suits and minimize clients backing off on a deal. Best of Luck!
