As a real estate agent in Southeastern North Carolina, I'm constantly asked about my opinion as to what the best communities are in the Wilmington or Leland area. For those of you not familiar, Wilmington and Leland are coastal towns located between the Atlantic Ocean and Cape Fear River. Leland is south and approximately five minutes from the Cape Fear Bridge. As I have mentioned in other real estate articles I've written on Associated Content, Leland was once one of the area's best kept secrets, but over the past 3 years there has seen tremendous residential and commercial growth. Many builders have taken advantage of the somewhat inexpensive property prices away from the inflated Wilmington housing costs and bought up large tracts of land in Leland and they are developing some very impressive communities.

Magnolia Greens is one of those communities. As of right now, there are two neighborhoods that consistently compete for buyers looking to relocate outside of Wilmington. Waterford of the Carolinas is a beautiful neighborhood with lake front property and canals that lead into a large lake. Canooing and kayaking are common activities for those who choose to call this neighborhood home. However, just down the road from Waterford is Magnolia Greens, which remains as the premier community in Leland, North Carolina. It has truly set the standard for golf course community living.

The great thing about Leland is that it is located right at Wilmington's doorstep, but is conveniently located an hour away from Myrtle Beach. Anyone familiar with the Southeast knows that Myrtle Beach is a tourist destination popular for the beach, restaurants, and most of all, golf.

Magnolia Greens is a beautiful, green community filled with loads of amenities. The homes there vary tremendously in price. There is a lower priced section called Azalea Gardens that features homes from $215,000-$270,000. The rest of the community is filled with new construction and breathtaking brick homes, most of which have clear views of the 27 hole Todd Jackson designed golf course. The Magnolia Greens course is heralded as one of the best in the area. Homeowners receive a 30% discount on all golf outings, a nice bonus for those golf lovers. The homeowner's dues at Magnolia Greens are forty dollars per month and that includes the following: access to three pools including two outdoor and one indoor, basketball courts, tennis courts, clubhouse, fitness center, barbeque area, playground area, walking trails, and well manicured grounds. The price range for the Magnolia Greens ranges dramatically just like the amenities, but a starting price is $250,000 and some homes go all the way up to $800,000. If you're looking to retire to the Southeast and want all the pleasures of coastal living without having to leave your community, then try out Magnolia Greens. You won't be disappointed!
