2) that the owner is shown on the deed, without any lender having a lien
3) the assessed value of the property.

We bought one of those fast sales. The sellers were not very nice people and they were not paying bills because the guy used their monehy to gamble, drink and do drugs. They owed close to $400,000 in one loan and $70,000 on another - the big loan settled for 233 and we paid 2K towards the small loan. The bank lost a ton!
I just hope this market turns around quickly because we'd like to sell our house without having to reduce the price.
